The timing of the money matters.
A self-build mortgage usually releases funds in stages rather than one lump sum. The release schedule needs to work with the costs of your project.
After a stage is completed.
Money is released after the agreed stage is finished. You need a plan for paying the costs before that release.
Before a stage begins.
Some arrangements release funds at the start of a stage. Eleanora can check which options are available for your project.
The available options depend on the lender, your circumstances and the build. Release stages and checks vary.

A few questions before you build.
Do I need to own the site already?
Tell us whether you already own the land or are looking for a plot. Eleanora can explain how the funding options and lender requirements apply to your plans.
How much deposit will I need?
The amount depends on your project, your finances and the lender’s criteria. We’ll talk through the funds you have available and what would be needed for the land and the build.
Can we talk before planning is finalised?
Yes. An early conversation can help you understand the funding questions before you commit further. The lender will still need the planning information and supporting documents required for your application.
Do I have to do the building work myself?
No. Self-build can involve appointing builders and trades rather than physically doing the work yourself. We’ll discuss how the project will be managed and what the lender needs to know.
What happens when the build is finished?
We can review the next mortgage step with you, including the lender’s completion requirements and any change of product. The appropriate arrangements depend on the mortgage you have and your circumstances.
